A rent receipt is a short document with a long memory. The landlord signs it to confirm that the tenant paid the rent for a particular month, and years later it is still the cleanest answer to the question every rental dispute eventually comes down to: was this month paid or not?
It is issued by the landlord, or the agent collecting on the landlord's behalf, and given to the tenant. The tenant keeps the original. The landlord keeps a copy.
The rent period is the line people most often leave out, and it is the one that matters. A receipt that says PKR 85,000 received on 5 November does not tell anyone whether that was October's rent paid late or November's paid on time. Write the period in words: Rent for November 2026.
For ordinary monthly rent, issue one receipt per payment, with one line describing the month. Keep it to one line. A receipt is easiest to read when it says one thing.
When a tenant pays several months in advance, which is common at the start of a tenancy, issue a single receipt but name the full period it covers, such as Rent for November 2026 to January 2027 (3 months). Do not issue three receipts dated in the future: a receipt should be dated the day the money actually arrived.
Keep the security deposit separate. A deposit is not rent: it is held against damage or unpaid bills and is normally returned when the tenant leaves. Give it its own receipt, labelled Security deposit, so that at the end of the tenancy nobody argues about whether a payment was rent or deposit.
A landlord benefits too. A numbered run of receipts is a clear record of rental income, which makes the yearly tax return easier and settles any question about arrears.
In Pakistan, rent of immovable property falls under section 155 of the Income Tax Ordinance, 2001, which requires certain tenants to deduct tax when they pay rent. For an individual landlord, the FBR's current rate card shows no tax on gross annual rent up to PKR 300,000, with rates rising in slabs above that.
Section 155, rent of immovable property: nil for individuals and AOPs on gross annual rent up to PKR 300,000, with slab rates above that, per Division V of Part III of the First Schedule. FBR, Withholding Income Tax Rate Card, updated to 30 June 2026
Whether your tenant has to deduct tax, and how much, depends on who the tenant is and on your own tax status. If tax is deducted, the receipt should still show the full rent, with a note of the amount withheld. Check the details with your tax adviser. If you are unsure whether your receipt needs a revenue stamp, ask your adviser or your provincial board of revenue rather than relying on a figure you have heard.
Date the receipt the day the transfer reached your account. If Sana also paid a security deposit, give her a separate receipt for it.
Invoicora's rent receipt names the Landlord and the tenant under Received from, with fields for the property address, the rent period and the payment method, and writes the amount in words in English, Arabic or Indonesian. Next month, duplicate the receipt, change the period and the date, then download it as PDF, Word or Excel or share it on WhatsApp.
